ML EXCLUSIVE! REAL ESTATE GUIDE Miami Market A Buyer’s Time Words by Irama Valdes When you’re driving around Miami for at least five minutes, “For Sale” signs jump out at you like a cat in cold water. That’s right buyers, it’s your time to delve into the market and get that piece of real estate to call your own before it’s too late. “It’s a buyer’s market,” they say. Well “they” are most certainly right! Best Properties: The law of supply and demand is at its prime in the market, let alone Miami. There’s an enormous amount of supply with thousands of properties going up for sale every day. Buyers, this is a time to negotiate a great deal and make that special plot of land your own. The more of something there is, the more you can drive that price down. But don’t get too emotionally attached or that great deal will turn out to be a great flounder. Best Realtors The number one advice ML received on realtors was to make sure he returns your phone calls. Look for a realtor that’s willing to work with you. Some have charged as low as 2 or 3 percent commission, depending on the property. Realtors are more than willing to get you what you want, so if there is a specific area you want to live in, be specific. Tell them your budget. If you want carpet, say it! Also, make sure the “realtor” that’s working for you is actually licensed. There are many people out there working with a company that allows them to show you property. But be smart: instead of blatantly asking for the person’s federal employment ID, ask for a business card. If he’s licensed, it should say: Sales Associate or Realtor. MIAMI LIVING 89
