From his offices at 201 South Biscayne Boulevard in downtown Miami – steps from Bayfront Park and overlooking Biscayne Bay, Max Sharkansky scans the skyline. Visible from every direction are the towering cranes and growing skeletons that represent the future of Miami, not just the buildings but the residents and the wealth of opportunity ahead. Sharkansky is the co-founder and managing partner of Trion Properties, a vertically integrated multifamily real estate company that sponsors investments in direct deals and its Multifamily Fund. Based in Miami, Florida with offices in West Hollywood, California, Sharkansky and his team have been identifying and investing in quality rental apartment properties on behalf of private clients since 2005. “Commercial residential real estate is a must have in a savvy investors portfolio of assets,” says Sharkansky. “The combination of income, value appreciation, and inflation protection can’t be provided by any other asset.” The greater Miami area is a hotbed of multifamily development right now. Berkadia, a commercial real estate services provider, lists 17 new developments in lease-up and another 53 under construction with finishing dates between now and 2026. That’s a total of more than 22,000 new units. This is in addition to the myriad of condominium developments, like the luxurious Aston Martin Residences nearing completion a couple blocks from Trion’s Miami office, rising across the city. Sharkansky doesn’t suggest high net worth investors just put their capital into Miami buildings. “Miami is growing but with all the new construction it will take some time to absorb the new supply,” he says. “If you’re here in Miami, and are interested in real estate investment, there are valuable opportunities throughout Florida and the Southeast – and elsewhere across the country. A good investment sponsor can help investors find assets that will grow their wealth for years to come.” Trion is just such a sponsor. A sponsor effectively identifies a property worth buying, lines up the necessary financing, and then brings on investors who are eager to generate both income from the rent a multifamily property brings in, as well as the long-term value creation of the property – which is realized when the sponsor sells the asset, typically anywhere from 4 to 10 years down the road. Trion’s expertise in the market is twofold, one is the sourcing of the potential deals through years of relationship building and understanding the markets where they operate, and the other is their management prowess in operating the buildings they purchase. Property management expertise gives Trion the perspective needed to maximize the value they want to provide their investors. Whether investing wisely on renovations or making smart decisions on day-to-day operations, like rent collections and maintenance, a vertically integrated approach makes the most sense in today’s marketplace. “As an owner and operator, we know the potential an asset can deliver. We work directly in our buildings, seeing how tenants respond to services, amenities, and staff interactions. We take that information and make informed decisions on managing future investments. It’s not just financial, it’s operational,” says Sharkansky. Given the current state of the economy, it makes sense to be as close to the asset as one can be, he continues.
